Snagging list or Snagging check

Snagging is inspecting an off-plan property for defects and snags in its final finished state and ensuring that all developer specifications are met. The building company is not obliged to inform you about the defects of the property that may have, however the construction company together with the Developer are obligated to finish off all defects and snags supply to them by your snag inspection surveyor report.

We are professional and experienced in the construction industry to make the snagging list as we will find all types of defects and snags in you new build home or apartment. This is a visual and physical inspection of your new build home or property made by the staff of your builder our property management company surveyor. We always suggest the snagging check inspection to be done and snagging report handed over to the Developer before signing of your title deeds, but in many cases this is not possible. Therefore we make sure that your new property gets fully checked by us together with the Developer representative within maximum the first 15 days after notary.

Our detail report includes 100’s of points checked thoroughly and all defects and unfinished things are stated into the snagging list as well as photographs if necessary. Once we have done the snagging inspection report list we will then handed over to the Developer office and arrange a time schedule with them for the repairs and touch ups to take place. Don’t forget that if the snagging check report list is not submitted to the Developers Office in time all of the unfinished things and repairs will be completely at your expense. We will make sure that everything gets done according to the specifications and all repairs and unfinished work takes place and gets finish as quick as possible.

Our team follows up every single step on the finishing process of your new built property on the Costa del Sol. Once everything is up to the standard and specifications and all maintenance, repairs and fixing of the snagging has been done then the Developer will be contacting us to sign and confirm the acceptance of the requested work mention above. From there  should anything happened within the next 12 months from the snagging the Developer is obliged to go back and re-do it free of charge and our company will do the follow up on that.
