The Bourgas Regional Inspectorate for Environment and Waters (RIOSV) has allowed an investor to build a luxury resort complex in the Karadere nature reserve area, Stroi Media said on September 27 2010.
The decision reportedly was made by the authorities in Bourgas on September 15 2010. It says that the decision advises that the construction process should “not disturb the bird population in the areas, and so should be done outside the breeding season or April – July”
The main investor in the planned construction was Darmatex Bulgaria, owned by offshore company Darmatex, registered in Malta. The plans envisaged the construction of a resort village, comprised of single family homes on 5.5 ha of land. The construction is to commence in the area of Sveteritsa, immediately above a protected reserve. The complex will consist of 20 buildings with a total capacity for 200 people.
According to RIOSV Bourgas, the proposed construction was in the middle of a protected area which was part of the Natura 2000 network in the Kamchiiska Mountain.
Moreover, there had been “perpetual interest for new construction in the untouched and unspoiled areas around Karadere in the past several years among various investment companies,” Dnevnik said.
Previously, the Madara Bulgarian Property Fund, listed on the London Stock Exchange, wanted to build a resort village, spanning the entire bay area. The controversial building project contemplated to be directly on the shore was eventually frozen indefinitely in the light of the global economic downturn, as the company had estimated that the scheme would cost about a billion euro.
